Total property management with ALLRES starts with fully understanding your building and development. We do this by carrying out a comprehensive technical and commercial survey of your site.
The process is quick and simple:
We collect relevant documents and information about your development in advance. This includes service certificates, building plans and property management schedules and plans. We can request these from your current property manager.
After reviewing the documents, we agree a day our team of surveyors can visit your development and carry out an on-site survey. The team will be looking at the construction of the building, its state of repair, any mechanical and electrical assets and safety arrangements.
It’s a non-intrusive survey, meaning it’s based on visual observations only. Access to all common areas and plant areas is essential. Access to a sample of one or two apartments would also be helpful.
The survey is carried out by team of experienced surveyors, who are experts in building regulations, mechanical and electrical functions, fire safety and contract management.
Once the on-site survey is complete, our team of surveyors pull together all our observations, producing a statement for the directors setting out:
Immediate safety and compliance issues needing prompt resolution.
A prioritised list of projects and indicative costs for maintaining the development over the next ten years, accounting for current condition, risk and regulatory changes.
Issues concerning the management of the development provided by the current property manager, with opportunities to improve.
The statement is fully prioritised, showing must do, should do and longer-term actions.
Finally, as you would expect, the statement will set out how ALLRES total property management can support the directors address the challenges identified, realise the opportunities available and a transition plan to a better way to manage your property.
